HOUSEGUARANTOR LTD – Terms & Conditions
1. About us
 HOUSEGUARANTOR LTD is a company registered in England & Wales (Company No: 16593773) with registered office at 289 Popes Ln, London, W5 4NH (“we”, “us”, “our”). We provide rent guarantor services (“Services”) to students and working professionals in the UK.
 By using www.houseguarantor.com or applying for our Services, you agree to these Terms & Conditions (“Terms”).
2. General conditions
We reserve the right to refuse service to anyone, for any reason, at any time.
You must be 18+ to apply.
Do not reproduce, duplicate, copy, sell or exploit any part of our Services without our written permission.
We may modify or withdraw the website (or any part of it) without notice.
3. Our Services
We act as guarantor for tenants under agreed tenancy agreements, subject to approval.
Our guarantee covers Rent only, for a maximum of six (6) months’ Rent under the relevant tenancy. “Rent” means the periodic rent in the Tenancy Agreement, excluding damages, utilities, council tax, service charges and any other sums.
Acceptance of our Deed is at the landlord/agent’s discretion. We are not liable if they decline our Deed.
Deeds of Rent Guarantee are issued to landlords/agents once payment arrangements are in place.
Full terms of the tenant relationship are set out in our Service Agreement signed with each tenant.
4. Applications & checks
Applications must be truthful and supported with accurate documents.
You agree to provide information reasonably requested for identity, eligibility and anti-fraud checks (e.g., ID, proof of study/employment, landlord/agent contact).
We may suspend or cancel if checks are not satisfied or information is false/misleading. In such cases, refunds are not due except as required by law.
5. Fees & payments
Our fees are displayed on our Pricing page.
Our fees are not subject to VAT.
Payment options:
Upfront fee: 90% of one month’s Rent (one-off).
Instalments (0% interest): amount equivalent to one month’s Rent, split over six equal monthly payments.
We issue the Deed after receipt of the first payment.
Refunds if tenancy does not proceed: we refund amounts paid, minus payment processing/admin costs (if any).
We do not offer credit or regulated lending services.
6. Consumer cancellation rights (distance contracts)
If you are a consumer, you have a 14-day cancellation right from the date of our approval email.
If you ask us to start the Service within that 14-day period (for example, to issue the Deed urgently), you expressly consent to early performance and acknowledge that once the Deed is issued you will lose your right to cancel.
If you cancel before the Deed is issued, we will refund sums paid less reasonable costs already incurred (e.g., processing/admin fees).
7. Errors, inaccuracies & omissions
 We may occasionally display errors or omissions on the site or in the Service (e.g., descriptions, pricing, availability). We may correct or update at any time without prior notice, including after submission of an application.
8. Prohibited uses
 Do not use our website/Services to: (a) break the law or infringe rights; (b) submit false/misleading information; (c) upload viruses/malware; (d) harass, abuse, defame, intimidate or discriminate; (e) collect/misuse personal data; (f) interfere with or circumvent security. We may suspend/terminate for breach.
9. Intellectual property & third-party links
 All site content is owned by or licensed to us and protected by IP laws. Third-party links are provided for convenience; we are not responsible for their content, policies or availability.
10. No reliance on information
 Content on our site is for general information only and does not constitute advice. You should obtain professional or specialist advice before taking action based on any information.
11. Security & viruses
 We do not guarantee our site is secure or free from bugs or viruses. You should use your own virus protection. Misuse of the site by introducing viruses, trojans, worms or other harmful code, or attempting unauthorised access, is a breach of these Terms and may be a criminal offence under the Computer Misuse Act 1990.
12. Disclaimer of warranties; limitation of liability
The website and Services are provided “as is” and “as available.”
We do not guarantee uninterrupted, error-free or secure operation.
Our maximum aggregate liability under any Deed is capped at six (6) months’ Rent as defined above.
We are not liable for indirect, incidental or consequential loss (including lost profits or opportunities).
Nothing limits liability for death/personal injury caused by negligence, fraud or anything that cannot be limited by law.
13. Indemnification
 You agree to indemnify and hold harmless HOUSEGUARANTOR LTD, its directors, employees and partners from claims, damages or expenses arising from your breach of these Terms, misuse of the Services, or violation of rights/law.
14. Force majeure
 We are not responsible for delay/failure to perform due to events beyond our reasonable control (e.g., telecom failures, power outages, strikes, epidemics, acts of government, war, extreme weather).
15. Severability
 If any provision is unlawful or unenforceable, the remainder continues in full force.
16. Termination
These Terms remain in effect unless terminated by you or us.
You may stop using the Services at any time.
We may suspend/terminate if you breach these Terms or fail to pay.
Termination does not affect rights/obligations accrued before termination.
17. No third-party rights
 No person other than you and HOUSEGUARANTOR LTD has rights to enforce these Terms under the Contracts (Rights of Third Parties) Act 1999.
18. Notices & electronic communications
 We may provide notices/communications by email to the address you provide. You consent to receive communications electronically.
19. Entire agreement
 These Terms, our Privacy Policy, Cookie Policy, Service Agreement (with tenants) and Deed of Rent Guarantee (with landlords/agents) form the entire agreement for use of our Services.
20. Changes to these Terms
 We may update these Terms at any time. Updates will be posted here. Continued use of the website/Services means you accept the changes.
21. Governing law & jurisdiction
These Terms are governed by the laws of England & Wales.
Courts of England & Wales have exclusive jurisdiction.
If you are a consumer resident in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
